Measured from roughly 253,360 actual Bay Area closings over the past 5 years, seller conditions peak around May: homes closing in the three months ending in May have averaged 6.2% over list price (63% of them above asking), versus just 2.5% over list in the three months ending in January. Homes also move fastest in that same stretch (~16 days to pending).

One timing detail that matters: these are closing figures, reported by Redfin as rolling three-month windows, and closings lag listings by roughly four to six weeks. To close into the May peak, the home needs to be listed — photographed, prepped, priced — by about February. And as with any seasonal average across 5 years, it's a tendency, not a promise; the specific home, pricing, and preparation matter more than the calendar.
